Today, there are 18 million seniors in France. Two out of three struggle to make ends meet. Yet, they own 70% of their real estate assets.
“This represents a colossal savings that is tied up in property. We wanted to address this absurdity,” explains Thibault Corvaisier.
Merci Prosper will enable seniors to partially sell their real estate, meaning a percentage based on their needs, through the mechanism of co-ownership.
This transaction will allow them to regain purchasing power today while ensuring they can pass on their property to their children tomorrow.
For homeowners, nothing will change in their daily lives. They will be able to continue living in their homes, which is a wish shared by 94% of them.
Staying at home sometimes requires adapting the living space, such as renovating a bathroom, changing a kitchen, installing a ramp, or a stairlift, which necessitates financing. Access to a medicalized residence is also needed when necessary, even when the second person in the couple wants to remain in the house.
Merci Prosper is also a real estate investment company. “When we created the Prosper real estate company, we made strong commitments to the state regarding the maintenance of seniors in their homes,” explains Thibault Corvaisier. “But beyond that, also regarding the mental health of seniors, because unlocking money allows them to be less stressed, to project themselves into the future, and thus avoid falling into isolation and precariousness.”
The state has granted an ESUS approval, a social utility solidarity enterprise, which allows anyone investing in this real estate company to benefit from a 25% tax reduction.
"It's a bit like the Livret A that was created to finance social housing. We created this real estate company so that younger people help finance older ones, a very virtuous mechanism for seniors, the economy, and all of us,” concludes Thibault Corvaisier.
